New landmark at the former site of Tenjin ISM, Fukuoka, to be completed by the end of December 2026. 21-story building with office/commercial zone and Ace Hotel from Seattle

On May 15, Mitsubishi Estate began construction of a new mixed-use building development project, “Tenjin 1-7 Project (tentative name)” (1-chome, Tenjin, Chuo-ku, Fukuoka City, Fukuoka Prefecture). Construction is scheduled to be completed by the end of December 2026.

The new 91-meter-high building with 4 basement floors to 21 above ground will house offices and retail stores on the site of the company’s first urban commercial facility, “IMS”. The development concept is “Fukuoka Cultural Ecosystem – Continuously creating new culture in Fukuoka together.

The office area has a total floor area of approximately 8,000 tsubo, with a standard floor area of approximately 790 tsubo and an expected number of employees of approximately 3,000. The floors are pillar-less spaces with a high degree of layout flexibility to accommodate a variety of work styles.

The Ace Hotel, with a total of 192 guest rooms, will have a lounge, cafe-bar, restaurant, and gallery on the 1st and 2nd floors, and a function room/meeting room on the 3rd floor that can accommodate MICE. The rooftop bar on the 19th and 20th floors will be open to non-guests, including visitors to the city and workers in the neighborhood.

Stores and restaurants of various genres will be located in the approximately 1,100 tsubo (approximately 1,100 m2 ) space from the second basement floor to the second floor above ground. The second basement floor is connected to the surrounding Tenjin underground shopping center, ONE FUKUOKA BLDG. and the Inamacho-dori underground passageway, while the first floor faces Watanabe-dori and other streets in all directions.
