On March 19, JR Hokkaido announced a review of the plan for the “North 5 West 1 & 2 Area Type 1 Urban Redevelopment Project” (redevelopment in front of Sapporo Station).
The redevelopment project in front of Sapporo Station is a large-scale development of over 2 hectares that the City of Sapporo, JR Hokkaido, and others have been promoting since March 2023. The project consists of the Kita 5 Nishi 1 area, which will be connected to the Hokkaido Shinkansen station, and the Kita 5 Nishi 2 area, the former site of Sapporo Esta, a commercial facility that closed in 2023, and is scheduled to open in 2028.
However, due to soaring material prices and other factors, the construction cost has more than doubled from the original plan, so instead of building both blocks together as planned, the building will be divided into separate blocks, and the construction will be carried out in phases.
West 2nd Street will be a commercial facility and bus terminal, with construction of a 10-story building with two basement levels scheduled for completion in 2030.
West 1st Street, consisting of offices, hotels, etc., will be completed in FY2034 to minimize overlap in construction period with West 2nd Street.
In fiscal 2025, the company plans to proceed in earnest with the demolition of Sapporo Esta, as well as to compile a basic design for Nishi 2-chome and an overall plan for urban development, including Nishi 1-chome.
